HUD's $100 Down program is available for owner occupants purchasing FHA foreclosures. While not available in all states, the program is still going strong in Georgia. Typically you have three options when purchasing one of these homes:

FHA 203B -- Traditional FHA loan available for move in ready homes

FHA 203B with Repair Escrow -- Available for HUD HOmes with less than $5000 of repair needed

FHA 203K -- For HUD Homes with ovee $5000 of repair you are required to go FHA 203K. However, the 203K can be used on ANY HUD Home even the ones that are considered move in ready.
